1. Acceptance of Terms

By accessing, browsing, creating an account, submitting listings, or using any feature of this Site, you agree to be legally bound by these Terms, our Privacy Policy, and any other legal policies referenced herein. If you do not agree with any part of these Terms, you must immediately discontinue use of the Site.

2. Eligibility

You must be at least 18 years old to use our Services. By using the Site, you represent and warrant that you are of legal age to form binding contracts and are legally responsible for your actions. If you are accepting these Terms on behalf of an entity, you represent that you are authorised to bind that entity.

3. Description of Services

RealEstate&CoUK operates as an online property listing and advertising marketplace, allowing users to:

• Browse property listings

• Create and manage accounts

• Publish property offers and demands

• Contact other users regarding listings

• Access advertising packages and services

We reserve the right to modify, enhance, suspend, or discontinue any feature at any time.

4. Account Registration & Security

To access certain Services, you may be required to register an account. You agree to:

• Provide accurate and complete information

• Maintain the confidentiality of your password and account credentials

• Be fully responsible for all activity under your account

You must notify us immediately of any unauthorised use of your account.

5. User Conduct and Obligations

When using the Site, you agree:

• Not to use the Site for unlawful, harmful, fraudulent, or abusive conduct

• Not to impersonate any person or misrepresent affiliation

• Not to submit content containing malware, viruses, or other harmful code

• Not to harvest data about other users or violate any user’s privacy

• To comply with all applicable local, national, and international laws

You are solely responsible for the content you submit to the Site (“User Content”).

6. Property Listings & User Content

By submitting any content, including property listings, descriptions, images, or contact details:

• You grant RealEstate&CoUK a worldwide, royalty‑free, non‑exclusive, perpetual licence to use, display, reproduce, publish, modify, adapt, and distribute the content in all media

• You warrant that you own all rights necessary to grant this licence

• We may refuse, remove, or modify any content at our discretion

You agree that RealEstate&CoUK is not responsible for verifying the accuracy, quality, legality, or truthfulness of any content provided by users.

7. Marketplace Role & Disclaimers

The Site is a platform connecting users. We are not a party to any transaction between users and do not act as a real estate agent, broker, or advisor.

Disclaimers:

• All content is provided “as is” and without warranties of any kind

• We do not endorse, verify, or guarantee the accuracy of listings, prices, or user statements

• Use of the Site and reliance on any information is at your own risk

8. Advertising Services

We offer advertising packages for enhanced listing exposure. Features, pricing, and terms are defined in separate Advertising Services Terms & Conditions available on the Site. You agree to adhere to those terms when purchasing or using advertising services.

9. Third‑Party Services

Our Site may display or link to third‑party services, tools, or content. Your interactions with third parties are governed by their own terms and privacy policies. We are not responsible for any third‑party content, products, or services.

10. Intellectual Property Rights

All elements of the Site (software, design, layout, graphics) are protected by copyright, trademarks, database rights, and other intellectual property rights.

You may access and use the Site for personal or commercial purposes only in compliance with these Terms.

11. Indemnification

You agree to indemnify and hold harmless RealEstate&CoUK, its affiliates, officers, employees, agents, and partners from any claim, loss, damage, liability, cost, or expense (including legal fees) arising out of or relating to:

• Your use of the Site

• Your User Content

• Your violation of these Terms

• Your violation of any law

12. Limitation of Liability

To the fullest extent permitted by law, RealEstate&CoUK will not be liable for any direct, indirect, incidental, special, consequential, or exemplary damages arising from:

• Use of or inability to use the Site

• Content or services provided through the Site

• Transactions between users

• Any system errors or interruptions

Some jurisdictions do not allow exclusion of certain liabilities; in such cases, liability is limited to the greatest extent permitted by law.

13. Termination

We may suspend or terminate your access at any time, with or without notice, for conduct that we believe violates these Terms or is harmful to other users or RealEstate&CoUK.

14. Governing Law & Jurisdiction

These Terms are governed by and construed in accordance with the laws of France. Any disputes will be subject to the exclusive jurisdiction of courts in France.

15. Amendments

We may update these Terms at any time. Updated Terms are effective upon posting. Your continued use of the Site constitutes acceptance of the amended Terms.
